Preserve Lot # 16

All R.V. Lots are restricted to use by Class A and Super Class C, (which shall be limited to International, Freightliner, Western Star, Volvo or similar chassis as determined by the Board), motorcoaches only, each of which must be a minimum of thirty-two (32’) feet in length.

Motorcoaches must be modern, commercially manufactured and presentable in looks and repair and positioned on the R.V. Lot’s pad.

Excluded, among others, are mobile homes (as defined by the Florida Department of Transportation, Bureau of Motor Vehicles), park models, tents, and any R.V. not equipped for full utility hookups to water, sewer and electrical systems.

No more than one (1) R.V. may be parked on a Lot at any time and no more than three (3) total vehicles (including a single R.V.) may be parked on any Lot and any time. For purpose of this section, golf carts shall not be counted towards a vehicle limit.

Check In Time: 1:00 PM

Check Out Time: 11:00 AM

Speed Limit: 8 MPH – no parking on the street.

Quiet Hours: From 10:00 pm to 8:00 am.

Clubhouse hours are 8 am to 10 pm.

Trash: Place all trash in securely tied plastic bags. DO NOT leave trash out overnight. Place trash in dumpster, and recyclables in appropriate bins at the east exit gate.

Mail: The mailing address is 13090 Golden Palms Circle, Fort Myers, Florida 33913.

Pool: Proper swim attire must be worn in the pool and spa at all times. Cut off shorts are not considered proper pool attire. Lil swimmers must be worn if the swimmer is not potty trained. There is NO LIFEGUARD on duty. All users swim at their own risk. Children under 16 must be supervised by an adult and are not allowed in the spa.

Lake: Small boats such as rowboats, kayaks, canoes, and paddleboats are allowed on the lake. Electric motors only. Fishing is catch and release only. Remote controlled hobby boats are permitted.

Discharge of any wastewater on the ground is prohibited. State law requires the use of a threaded connector or rubber donut. Please replace the sewer cap when departing.

Clotheslines are not allowed in the Resort. Drying racks attached to RV’s are permitted on a temporary basis. Please take down towels and swimsuits when dry. Laundry facilities are provided for your convenience at the clubhouse.

Discharge of firearms, fireworks, firecrackers, air pistols, BB, pellet and paintball guns are prohibited.

Drones are prohibited.

Swimming or wading in the lake is prohibited.

Feeding of any/ all wildlife is prohibited .

Advertising, soliciting, of any kind is prohibited .

Wood Fires are prohibited on lots .

More than 6 people residing on a lot is prohibited.

Parking on unoccupied lots or on the street in the Resort is prohibited.

Intoxication, rowdiness or obnoxious behavior on resort grounds are prohibited.

Operation of a motorized vehicle, including golf carts, scooters and motorcycles by anyone without a valid driver’s license are prohibited

ATV’s and dirt bikes are prohibited.

Extensive maintenance and repairs and washing of battery trays are prohibited.

Smoking/vaping in buildings, on pool deck and at pickle ball court area are prohibited – Properly dispose of smoking materials in designated receptacles.

Unsupervised children (under the age of 18) – parents/ guardians must assume responsibility for and supervise all actions of minors at all times.

Lot Area: Golden Palms Luxury Motorcoach Resort is a beautiful community. Please help keep it that way by keeping your rental lot neat and clean. Small boats such as kayaks, canoes etc., and must be stored on the driver’s side of the RV. Boats cannot be left on the lake overnight. Lot owners and Golden Palms suggest that renters provide their own surge protector or Electrical Management System.

Renters releases Lot owner and Golden Palms Luxury Rentals and any of its representatives from all liability for any damages. No refunds or prorated rent shall be offered for shortened stays at Golden Palms Luxury Motorcoach Resort. If management determines Lot was vacated and left in poor condition, unclean, or damaged, Golden Palms Luxury Rentals reserve the right to charge an additional cleaning fee and/or fee’s to repair any lot damage back to its prior condition.

10. Golden Palms Luxury Motorcoach Resort, Inc., and any of its representatives are not responsible for loss or damage to tenants and guests’ property due to theft, vandalism, fire, accidents, or any other casualty or act of God. Tenants and guests expressly assume all risk of such loss or damage and are responsible for carrying his/her insurance. In addition, damages of any kind caused by guests or visitors of the Resort shall be billed to the tenant or guest.

11. Violation of Resort Rules may result in immediate expulsion and forfeiture of any funds paid and legal action or fines pursuant to Association documents.

FOR LOSS OR INJURY – by signing this agreement you hereby agree to and shall indemnify and hold harmless Golden Palms Luxury Motorcoach Resort, Inc., its Officers, owners, agents, and employees from any and all claims, liabilities and expenses, loss, damages, costs including but not limited to attorney and other professional fees, awards, fines or judgments arising from tenants stay and use of the property and services of Golden Palms Luxury Motorcoach Resort, Inc., and tenants exercise of any other rights granted to tenant hereunder, including but not limited to any and all claims, liability, and expenses, loss, damages, costs, including but not limited to attorney and other professional fees, awards, fines or judgments relating to person(s), loss of life or damage to property, alleged or actual negligent or intentional acts of Golden Palms Luxury Motorcoach Resort, Inc., its officers, owners, agents and/or employees.

By Signing my name below, I certify that I have read the above information. Any questions concerning these policies have been discussed. My signature also certifies my understanding of and agreement with the above policies. I understand I am responsible for all charges. A photocopy of this document is as valid as the original.

Renter hereby agrees that by booking a stay, they agree to the above stated policies. In the event renter violates any of the above stated policies, their stay may be immediately terminated and without refund of any fee’s paid by renter.
